Dusting comes first and floors come last

Nearly every room in a Florida house has a ceiling fan. The blades collect dust faster than anything else in the room. So the fans get dusted first, then the shelves and the tops of picture frames. Dust falls when you knock it loose. If the floors get mopped before the dusting is done, you end up with gray fuzz on a floor that was clean ten minutes ago. That is why the floors always come last.

The kitchen gets worked from the back of the counters toward the sink. Crumbs and grease get wiped off the counters and the stovetop, then the cabinet handles and the front of the fridge. The sink gets scrubbed last, so everything we rinsed into it goes down the drain instead of sitting there. Done right, you can run a flat hand across the counter and feel nothing. The handles are what people miss. Skip them for a month and they turn dark and sticky.

Bathrooms take the most time on a recurring visit because they get dirty the fastest. The toilet gets cleaned inside, outside and around the base, where hair and dust collect on the floor. The tub and shower get scrubbed before soap film has time to harden. Soap film that is a week or two old wipes off with a cloth. Left for a few months, it turns cloudy and hard, and scrubbing it off takes a long time. The sink and the mirror get done last.

Florida weather makes houses dirty faster

Plant City is humid for most of the year, and that damp air gets inside the house. A bathroom with no window, or a vent fan that barely pulls air, stays damp for hours after a shower. That is where mildew starts, as black spots on the grout lines and in the caulk along the bottom of the tub. Wiped on a regular visit, it comes right off. Left for a season, it grows into the caulk, and the only fix is cutting the caulk out and replacing it.

Spring brings oak pollen, a fine yellow dust that coats the window sills and anything near a door that opens a lot. The rest of the year the problem is sand. Most yards around Plant City sit on sandy soil, and it comes in on shoes and dog paws. It packs into sliding door tracks and settles into tile grout. Sand left on a tile floor scratches and dulls the glaze every time someone walks across it.

The air conditioning runs most of the year here, so the windows stay shut and dust has nowhere to go. It settles on the furniture and the vent covers, and the AC blows it back into the air. Heat also makes kitchen crumbs a bigger problem. A few crumbs under the toaster or a sticky ring from a juice glass will draw ants and roaches fast in a Florida summer. So the edges of the kitchen floor and the base of the cabinets get wiped every visit.

The type of house changes the cleaning

A lot of the older houses around Plant City are concrete block ranch homes. Many of them still have their original terrazzo floors. Terrazzo is chips of marble set in cement. Vinegar and other acid cleaners eat into the marble and leave dull patches that a mop cannot fix. So terrazzo gets a mild neutral cleaner and a damp mop, never a soaking wet one. Cleaned right, it has a soft, even shine from wall to wall.

Newer subdivision homes around Valrico and Brandon usually have large tile floors in the main rooms and carpet in the bedrooms. Tile itself is easy to clean. The grout lines are where dirt shows. Mopping with water that has turned dirty spreads a gray film into every grout line. So the mop water gets changed as soon as it clouds up. In the bedrooms, the carpet gets vacuumed in slow passes, because sand sinks down to the backing and wears out the fibers from below.

Out in the rural parts of east Hillsborough County, plenty of families live in manufactured homes. Those homes, and a lot of rentals, often have laminate or vinyl plank floors. That kind of floor does not handle standing water well. Water seeps into the seams and the edges swell up. So these floors get a damp mop with the water wrung out, then a dry cloth on any spot left wet. The older wood frame houses near downtown Plant City get the same care on their hardwood floors.

Regular visits keep dirt from building up

Dirt builds up in layers, and each layer is harder to take off than the one before it. Kitchen grease is the clearest example. A thin film on the cabinet doors near the stove wipes away in one pass. Leave it for a few months and dust sticks to it. Then it becomes a sticky brown coat that takes real scrubbing. A recurring schedule gets to it while a cloth still does the job.

How often you book depends on the house. A house with dogs and a pool gets more hair and more wet feet on the floors, so it needs visits closer together.
